Conduction Of Survey And Preparation Of Budget Estimates

Preparation of inspection report

Before commencing repair work, we conduct a thorough internal and external inspection of the building along with individual flats to assess the following :

  • Damage to structural members.
  • Cause of leakages in the building (whether due to environmental conditions like monsoon or a result of internal faults, i.e. kitchen, bath, W.C) .
  • Condition of external plaster, drain lines, water supply lines, waterproofing of terrace and overhead & underground tanks, and plinth protection.
  • Major alterations to building plan by any occupant that could affect the stability of the structure.

Our role as consultants involves carefully analysing the various damages to the building before proceeding towards shaping a viable and long lasting repair methodology.

Preparation of budget estimate

  • The inspection report will outline the different options available for the repair project along with an estimate cost against each technique to present a composite picture for the client to take action upon. Please note that all estimates generated by us conform to current market rates and also take into account the requirement of a proper grade of repair.
We also undertake consulting projects that require priority-based work in cases with fund limitations. A detailed report highlights the crucial aspects of building repair to ensure steady execution of repair.

Preparation Of Tender, Bid Invites And Finalisation Of Contractor

Preparation of tender document

  • Upon approval of proposed action plan and budget estimates, we begin work on creating a tender document for the repair project. A tender is a crucial document as it defines the quality and cost of the repair project. The nature of work, various terms and conditions, and technical specifications listed in a tender document bind a contractor to adhere to the same.
We will prepare a tender document on your behalf that will specify all tasks to be achieved as part of the complete project, along with necessary information and clauses relevant to the success of the project.

Selection of contractor

  • The final step before commencing a building repair project is inviting bids from contractors. We share the project details with carefully selected, technically and financially sound contractors and invite them to submit bids for the same. All sealed tenders will be opened in your presence and we will proceed to prepare a Bid Comparison Report based on detailed study of all submitted bids. Three short-listed contractors are invited for interview and negotiation, along with site visits to their current and old projects. After careful consideration and negotiation rounds, the most suited contractor choice is selected to carry out the proposed repair work.
