Execution
As part of being your trusted building repair consultant, we undertake a series of routine steps to ensure smooth progress of the project post the initial assessment of repair work required and identification of the right contractor for the job.
EXECUTION OF WORK :
Preparation of Work Order
- The selection of the contractor for the proposed repair work is followed by preparation of a work order for the project. The work order covers all negotiated terms and conditions, bill of quantity with finalised, mutually agreed upon costs, and time schedule for the project.
Project Planning
- We work with the contractor to prepare a detailed Activity Schedule for the project, including a cash flow chart.
Site Supervision
- Our site supervisor ensures all agreed activities are being realised according to specifications. A daily report maintains record of material consumption and measurements through plotting methods eliminate any chances of manipulation.
Quality Check
- A senior consultant visits the site every week to review the progress and state of all routine activities at the site. Our consultant will check the quality of on-going repairs and address any client requirement that may arise during the course of the project.
Preparation of Payment Advice Certificate
- Contractors generate a Running Bill upon completion of a sizeable amount of work on the project. We review the bill and a payment advice is issued to the client for release of the payment. Prompt payments ensure timely completion of the project.
Services Guarantee Agreement
- Once a quality grade has been finalised by our client at the start of any repair project, we prepare a Services Guarantee Agreement for the contractor to adhere by for the full course of the project. The agreement may stand valid for a period ranging between five to ten years.
Legal Assistance
- Our legal department manages all legal implications of a project that may concern the services provided by the contractor. Our clients may hand over all legal hassles that may occur to us. We ensure that the contractor meets all terms of the service guarantee agreement.
Insurance
- We ensure that proper insurance formalities are met by the contractor for the safety of all personnel and property at the site.
Arbitration
- In event of any problem or misunderstanding between client and contractor, we serve a role as arbitrators to reach a mutually agreeable solution.
